Will the house be cleaned before I move in?

Yes. All houses are cleaned top to bottom prior to your move in date.

Do I need to set up a hydro account?

Our listings specify if utilities are included. If they are not, you will need to create accounts prior to your lease start date. Please visit the Links page for your local utility providers.

Can we paint our rooms?

Absolutely! We ask that you keep the colour fairly neutral for the sake of future tenants. Painting of common rooms is not permitted, as we have them professionally painted.

May I pay via e-transfer?

We accept both cheque and e-transfer payments. 

​

How much will rent increase year after year?

As a courtesy to you, we do NOT increase rent during your undergraduate degree.

Is there parking?

All of our properties include parking. How many spots available for the property are specified in the listing.

​

Are the houses furnished?

No. Many tenants however, like to sell their furniture when moving out and we can assist you in this process if you are interested in purchasing furniture.

 

May I sublet my room?

Absolutely! We ask that you receive consent from your fellow roommates as a courtesy, and that you send us the subletter's contact information. Please visit our Links page to download the sublet agreement form.

Who is in charge of lawn maintenance and snow removal?

We look after all yard maintenance. We cannot come to your house every time it snows, and therefore you are responsible for maintaining driveways and walkways during winter months.

Are we responsible for garbage?

Yes. Garbage schedules are available on city websites and can be found on our links page.
